Rain Master's Smart Controller Outsmarts the Thief

A Rain Master Eagle-i Irrigation Controller recently stolen out of a housing development just outside of Tucson traveled nearly 80 miles before rescuing itself. The smart controller is now back in place on the wall where it was originally pinched.

"The thieves were run over by technology and they had no idea what hit them," said Jim Sieminski, Chief Engineer at Rain Master, about the incident. "In this day and age, something that may look passive like an irrigation controller may not be so passive. The thieves didn't realize they were removing equipment that features 2-way wireless communications via the Internet."

Technology tells the stolen controller story

Last November, a Maintenance Supervisor working for The Groundskeeper(TM), a commercial landscape management company, received an error message from one of the 16 Rain Master Eagle-i controllers spread across Continental Ranch, a housing development in the Tucson suburb of Marana, Arizona.

"We're able to do the programming and communicate to the controllers through our laptops or Blackberries," said Glen Killmer, a branch manager for The Groundskeeper(TM) who is in charge of the Continental's acreage. "This particular controller had stopped communicating."

A Groundskeeper irrigation technician sent to the site discovered that the piece of equipment, worth several thousand dollars, had disappeared.

Given the late autumn season, it was not necessary for Killmer to immediately replace the Eagle. He held out hope that perhaps the controller would turn up, even though the Marana Police Department informed him that was highly unlikely.

Three weeks later, the unexpected happened. The Maintenance Supervisor noticed a signal coming in from the stolen controller. "He thought it was kind of odd that it was up and running," said Killmer. "Whoever had stolen it had plugged it back in."

After sending a signal to the controller to go into rain shut-down mode, Killmer contacted Kevin Johnson of John Deere's Green Tech Division, the local Tucson distributor for Rain Master. Killmer asked Johnson if it was possible to locate the controller via the third party wireless carrier that monitors the signals to see if a location for the controller could be found.

Johnson thought it might be possible because the controller was a 2-way system rather than just a 1-way.

"The 2-way is what sets the Rain Master Controller apart from its competitors," explains Johnson. "With the 1-way systems, a message can be sent to the controller, but there's no way for the controller to send a message back. With Rain Master, the unit confirms back that it received the message - that's how we were able to track it."

Johnson contacted Kevin Idukas, a Rain Master Support Supervisor at the company's headquarters in Simi Valley. "He said that's a long-shot, that's crazy," recalls Killmer of Idukas' response. "But then he said there was no harm in trying."

When Idukas subsequently contacted the wireless carrier, they triangulated the controller's signal, pinpointing a relatively small area where the unit had been reinstalled.

Using the GPS coordinates furnished by the wireless carrier, Idukas did a search on Google Earth and came up with an aerial photograph of its location.

"It was one of those America's dumbest criminal things," says Idukas. "If these guys had only known what they had, they would have disabled the communications device and just used the basic controller by itself."

The law closes in

The Google map pinpointed the controller's location to the wall of a building on a ranch just off Interstate 10, approximately 75 to 80 miles away from Marana.

"I went down to the Marana Police Department and showed a detective the print-out of the Google map," said Killmer. "I told them this was a case of grand theft."

Because the ranch in question was in Cochise County, the Marana police contacted the Cochise Sheriff's Department. A Cochise Sheriff's Deputy went out to the location, parking just outside the ranch entrance. Using binoculars, he spotted the Rain Master equipment at work in its new home.

The location of the controller now confirmed, the Marana Police Department sent deputies to the Cochise County ranch, where the ranch owner claimed she had no knowledge of the theft. When the deputies went to the actual site to dismantle the equipment, the controller was gone. Someone had been tipped to the investigation and had removed it.

Why are Smart Controllers so smart?

Smart controller 'internet' technology, first patented in 2003 by Rain Master, automatically adjusts water usage via a 2-way wireless communication system. The controller receives weather information on a daily basis and then sends commands to watering mechanisms to reflect the weather change. The 2-way wireless communication is also utilized to send alarm notification via email to the end user.

The Eagle-i combines an intelligent design with evapotranspiration (ET) technology, providing a variety of ET-based scheduling features that optimize the efficiency of water resource allocation for any irrigation application. When measuring flow, it automatically takes corrective action for station leaks, main line failures, or many other unscheduled events.

In addition to residential housing developments, the Eagle-i is used by municipalities, business parks, state parks and school districts.

And then, a surprise ending...

When the Marana Police reported back to The Groundskeeper(TM) that the controller had not been retrieved, Killmer abandoned his search for the errant device. "I'd spent a lot of resources on this already - I didn't want to spend anymore," he explained. Instead, he presented the Continental Ranch Homeowner's Association with a proposal to replace the unit.

Three weeks later, a Groundskeeper Maintenance Supervisor discovered that the controller had been returned and was back in place. It is assumed that the thieves, worried that the police were still attempting to track them, decided to reverse course.

The incident brings Rain Master's "Visionary Solutions to Water Management through Technology" to a new meaning of the term 'visionary.'

According to Mr. Killmer, not only does this technology work for recovering stolen timers, but "the reliability and communication features that originally sold me on the product have proven themselves in the field," he said. Connexion Technologies takes fiber to the home

CARY, NC--Back in 1997, Cary, NC, which is close to the state’s Research Triangle Park, wanted high speed Internet delivered throughout the town. But service providers balked, saying it would take three years. After leaving office, then Cary Mayor Glen Lang saw an opportunity in providing state-of-the-art Internet, TV, phone, and security services to new developments.

“I read the report the city commissioned. The utilities were unhappy, the developers were unhappy. Residents were unhappy. I thought, maybe there’s a better way,” Lang, founder and CEO of Connexion Technologies says. His experience as mayor, even prior to that, had shown that getting state-of-the-art services installed in new developments often posed numerous difficulties.

Developers naturally want services turned on when they begin to sell homes or condos, but Time-Warner or the phone company may not be able to schedule connections as soon as desired. Residents moving into a new home in the past often had to schedule phone hookups, Internet hookups, cable TV and security, then wait for installation by service providers.

Second largest
Connexion Technologies, which Long founded in 2002, solves those problems. The company initially raised $700,000 from angel investors and later several million more, also from individual angel investors. It also has substantial debt funding from an LLC with which SAS founder and chair Jim Goodnight is associated, Lang says.

The 300-employee company installs fiber optic infrastructure for new residential communities nationally since last year, although it began with a focus on the Southeast. The company quickly grew to the second largest provider of fiber-to-home services for new developments, behind only Verizon.

The company made two acquisitions this year, both of companies Lang says could have developed into competitors. It has between 130,000 and 140,000 units under contract and somewhere “north of 170 live developments,” says Lang.

Tremendous advantages
Delivering fiber optic wiring directly to individual homes has tremendous advantages to both the developers and the homeowner, explains Lang. “The developer sees a huge increase in lot values.”

A study by Connexion partner Corning shows that a development with fiber optic infrastructure rather than traditional copper is worth $3,000 to $6,000 more per lot. “Since we put up the capital to put the fiber in, the developer gains 5 to 10 percent per lot without investing more capital.” A typical lot in areas where Connexion is selling goes for from $50,000 to $60,000.

One of the things Connexions has to do, says Lang, is make sure developers market the fiber optics as an amenity. “From the developer standpoint, it makes houses and lots more marketable,” he adds. That includes having the bandwidth to supply high-end phone systems and specialized TV channels to developments such as Florida’s Ginn Resorts. Because they had a lot of European and foreign channels and sports channels covering events they sponsor such as PGA tournaments and NASCAR races.

More speed, more channels, no bill
For the new home or condo buyer, it offers equally impressive advantages. “We light the fiber before they move in,” says Lang. No scheduling hassles, no waiting for service. They move in and the phone, cable TV, Internet and security systems are on.

Not only that, the fiber provides up to 15 times the speed of commercial products and at a discount of as much as a third off retail because they pay through a condo or homeowners’ association.

“And they don’t get a bill,” says Lang, “it’s part of their condo or homeowner association fee.”

On top of all of that, the fiber optic system has safety advantages over copper or traditional phone lines. No one backs over phone company or service boxes. All the fiber is installed underground with no surface bumps or boxes. And no one has to turn off everything when a lightening storm strikes.

Copper conducts electricity extremely well. “In Florida,” Lang notes, “70 percent of homes have had lightening strikes rolled up into the house. It’s 50 percent up here.” Fiber, however, “doesn’t transmit electricity. Lightening strikes the ground, nothing happens,” Lang says.

Lang says Connexions is moving toward “a liquidity event” in the next 18 months to two years, whether via IPO, private equity, or sale.

Verizon Signs Deal to Bring FiOS Internet and FiOS TV to Residents of New Condominium Development in Downtown Tampa

TAMPA, Fla., Dec. 14 /PRNewswire/ -- Residents of The Place at Channelside, a 245-unit luxury condominium development in downtown Tampa, will soon have the latest in broadband and entertainment -- FiOS Internet and FiOS TV, delivered over Verizon's all-fiber optic network.

Connexion's first local project signals new trend

An upstart Cary company has effectively cut local telephone and cable rivals out of a Kannapolis subdivision in what is becoming a trend in new residential developments.

Connexion Technologies Inc., in an agreement with developers of the 600-home Kellswater Bridge, is providing phone, cable, Internet and security services. Homeowner association monthly dues will pay for the services, which will be managed by Beyond Communications, an Alabama-based phone company.

Kellswater Bridge homeowners won't be buying service from CT Communications Inc. or Time Warner Cable, Cabarrus County's dominant phone and cable providers. Neither is placing equipment into the subdivision.

"Connexion strikes the best deal possible with service providers, which gives customers the best prices and services," says George Kiser, Kellswater Bridge's managing partner. Kellswater Bridge talked with CT Communications and Time Warner about providing service, but came to no agreement, he says.

Federal and state law prohibits exclusive contracts for phone and cable service. But contracts such as at Kellswater Bridge often effectively exclude competition, says Matt Dowd, senior vice president of Concord-based CT Communications.

Residents benefit from lower costs and higher-quality service, Connexion spokeswoman Susan Wetzel says. She wouldn't disclose monthly fees at Kellswater Bridge, but industry officials say it typically costs $120 to $135 a month for the bundled services.

Connexion and its peers lay fiber-optic cable through a new subdivision directly into homes while the developer installs sidewalks and roads.

By the time roads are turned over to local or state government for maintenance, it's rarely economical for rival telecom or cable firms to install their own networks, Dowd notes.

Historically, incumbent firms such as BellSouth Corp., CT Communications and Time Warner installed networks in their franchise areas at their own expense without paying developers.

But now new firms such as Connexion and Charlotte's BroadStar and Your Residential Technology Team are paying developers for the rights to install fiber-optic systems, while also bearing construction costs. The deals typically involve an upfront payment per lot or a share of monthly revenue.

The competition is sparking BellSouth, CT Communications, Embarq (formerly Sprint) and other big phone companies to also cut deals with developers. The business makes financial sense only if the telecom firms are assured most or all homeowners will pay for the service, Dowd and other industry officials say.

CT Communications has been among North Carolina's most aggressive telecom companies in signing agreements to provide telephone and Internet service in new residential and commercial developments outside its traditional Cabarrus-Rowan market area.

But Connexion and others are raising the stakes by offering video service through fiber technology. CT Communications doesn't offer video service.

Privately held Connexion, led by former Cary Mayor Glen Lang, has signed deals with more than 65 residential subdivisions, high-rise condo buildings and resorts nationally. Kellswater Bridge is its first service area in the Charlotte region. Connexion serves 10 sites in eastern North Carolina.

Michigan Avenue Tower to Become the First Condominium in Chicago Powered by Wind

Michigan Avenue Tower, in the city's South Loop neighborhood, is poised to become the first residential condominium in Chicago to use 100 percent renewable energy to power its 29-floor building.

Following in the footsteps of major corporations such as Whole Foods and Johnson & Johnson, the building's association has approved a contract to purchase renewable energy credits from an Iowa wind farm. The clean renewable energy will go into the electric grid to alleviate some of the system's demand for coal, gas and nuclear power-producing facilities.

Felix Friedman, the association's president, proposed the idea of creating a "green" building. The condo association brokered a deal to purchase "green credits" from Midwest Renewable Energy Credits in the amount that offsets the total quantity of electricity used by the building. Friedman said the decision was made to help the environment, and to attract environmentally-conscious real estate owners.

Friedman researched similar purchases to estimate that the annual carbon dioxide emissions reduced by this purchase would be equivalent to planting 30,000 trees. "What a lot of people don't understand is that more than half of today's pollution is caused by the home -- running the appliances, air conditioning and these days, two or three computers," Friedman said. "We're offsetting the pollution that we're creating by making sure that every kilowatt of energy we consume is coming from clean renewable energy."

The cost of purchasing wind credits to association members will be approximately $7 per unit per month, but the association plans to pick up the tab through smart investing of its reserves from its annual budget. The purchase of these credits will help fund the construction of a new wind turbine in Winnebago County, Iowa. The condominium's name will be on a plaque on the turbine recognizing the association's contribution to its construction.

Steve Dryden, the president of Midwest Renewable Energy Corporation, which brokered the deal, said it was just a matter of time before the residential market embraced cleaner forms of electrical energy.

"It's an obvious trend to go green," he said. "Those residents that go green now are probably going to see higher resale values of their property and, more importantly, are making their small contribution to control global warming and help the earth."
